Plain answers on prices, timing, rules and what happens after handover. Anything else, send it on WhatsApp and we will answer the same way: plainly, in writing.

Prices and payment

What do the 'from' prices include?

The Essential finish for that unit type: furniture, mattresses, linen, towels, a full kitchen, small appliances, a smart TV, curtains and blackouts, lighting and décor, the safety kit, installation, styling, a deep clean and a photo shoot. Prices include VAT. Your final price depends on the apartment and the choices you make, and it is fixed in writing before we start.

Is VAT included in your prices?

Yes. Every price on this site includes 5% VAT, and your quote shows the VAT amount on its own line.

Do I pay for the site visit?

No. The site visit is free. We measure and photograph the apartment, then send your fixed, itemised quote.

How does payment work?

Payment stages are written into your quote. We only order once you have signed off the design.

What about warranty?

Warranty terms for furniture and appliances are written into your quote before you sign.

I run several units. Do you offer portfolio terms?

Yes. Operators with three or more apartments get portfolio pricing and a house standard we repeat across every unit, so replacements always match.

Design and delivery

How long does it take?

Most apartments take two to three weeks from design sign-off. Furniture is made to order in 5 to 7 working days, then installation, styling, cleaning and photography follow. Heavily customised pieces can take longer, and we tell you before you sign.

Can I change pieces or keep my own furniture?

Yes. Swap any piece, change sizes, fabrics and finishes, or keep furniture you already own and we design around it.

Can you add moulding, panelling or a feature wall?

Yes. Box and panel moulding, fluted or slatted panelling, arched headboard walls, marble-effect TV walls and accent paint colours can be added to any package or refresh. We design them into your mood board and price them per wall in your quote.

What does a refresh include?

New linen, towels, cushions, lighting and décor, a restyle and a fresh photo shoot, for a furnished apartment whose listing has gone tired. It starts from AED 7,900 for a one-bedroom.

Do you sell single pieces of furniture?

No. We furnish whole apartments, from studios to three-bedroom units. Villas and portfolios are quoted on request.

Do you do renovation, plumbing or electrical work?

No. We furnish, style and hand over, and our add-ons cover finishing work such as wall accents, wallpaper and vinyl wrapping. For structural, plumbing or electrical works, ask us for a referral.

Rules, coverage and after handover

Is the apartment set up for Dubai holiday-home rules?

Every package includes the safety kit Dubai holiday homes are expected to carry: fire extinguisher, fire blanket, first-aid kit, a torch and gloves. Before handover we check the unit against the Department of Economy and Tourism's current classification checklist for the category you are aiming for.

Do you manage the apartment after handover?

No. We furnish, style and hand over. If you need a licensed holiday-home operator, ask us for an introduction.

Which areas do you cover?

All of Dubai. Other emirates on request.
